A Design and Development Study for Waterfront Place was prepared by SJB Urban, in collaboration with Glas Urban. The Design and Development Study proposes a revised public realm concept for the entire Waterfront Place Precinct and specific guidance for possible future built form on the 1-7 Waterfront Place site.

The public realm proposal for Waterfront Place recognises the important arrival function of the precinct. It also acknowledges the significant traffic function that the precinct performs and describes a more coherent and integrated multi-functional landscape for the space.

The public realm proposal creates more public space, improved pedestrian connections to the tram from Station Pier, more legible pedestrian and cycle paths, improved planting and proposals to address the traffic queuing by:
• including a queuing lane from the Beach Street roundabout into Waterfront Place
• modifications to the roundabout to improve traffic flow, and
• changes to parking to improve the flexibility of Waterfront Place.
